Maintaining Your New Home
Proper maintenance of your new home will greatly benefit you during and after the Warranty period by extending the life of the materials in your home and keeping the materials in excellent working condition.
Monthly
- Clean or change the filters on your AC unit.
- Wash walkways, driveways and patios with a household detergent and rinse thoroughly with water.
- Run a tray of ice cubes through the garbage disposal.
- Make sure outdoor sprinklers are operating properly and are not spraying the house.
Semi-annually
- Trim shrubs and trees so that they clear the foundation, exterior walls, and roof of the house.
- Check caulking around showers and tubs, replace if necessary.
- Clean out window weepholes in order to properly drain water to the outside.
- Test smoke/CO detectors.
- Clean faucet aerators in order to prevent irregular spray patterns and diminished water pressure.
- During the Winter when temperatures dip below 30 Degrees, make sure to turn off the water valve on the pipe before the backflow preventer for your irrigation system so it does not freeze and break. Once water is turned off, shake the backflow preventer to let any water that might be inside of it out.
Annually
- Keep your termite protection current, it will save you money in the long run. The first year is on us.
- Check caulking around doors and windows and recaulk as necessary to ensure proper seal.
- Clean lint from your clothes dryer exhaust pipe to keep it running efficiently.
- Lubricate the moving parts of your garage door and call a professional if service is required.
- Hire a plumber to flush out your tankless water heater in order to remove any mineral deposits that may have built up inside the boilers.
- Hire a professional to flush the AC unit’s primary drain line in order to keep it running efficiently.
- If you have a wood-burning fireplace, check the chimney and have it cleaned if there is any creosote or soot build-up.
- Apply joint sand to pavers as needed.
- Have your carpets professionally cleaned.
